Apartment Absorptions for the Second Quarter

This data is fresh from NAHB's Eye on Housing blog, and relates well to our discussion at last months Sales and Marketing Council education event.

The rental apartment market continued to be strong during the second quarter of 2015, as multifamily production levels remain elevated.

According to NAHB analysis of the most recent data from the Census Bureau and Department of Housing and Urban Development Survey of Market Absorption of Apartments (SOMA), completions of privately financed, unsubsidized, unfurnished rental apartments in buildings with five or more units totaled 210,200 residences for the four quarter period ending with the first quarter of 2015, a 40% increase from the prior four quarters.

Non-seasonally adjusted three-month absorption rates (units rented after construction of the property is complete) for first quarter completions (rented during the second quarter of 2015) were effectively unchanged from a year prior at 61%. Absorption rates for rental apartments rose coming out of the recession but have established a more stable range since 2011, a period during which completions have increased substantially.


In contrast, condo and co-op completions remain at historically low levels, with 1,300 for-sale multifamily homes (in 5+ unit properties) completed during the first quarter of 2015. The non-seasonally adjusted 3-month absorption rate for for-sale multifamily for condos completed during the first quarter and sold during the second quarter of 2015 held strong at 74%.


The SOMA data also reveal that for properties with five or more units, approximately 5,300 Low-Income Housing Tax Credit or other federally subsidized units were completed during the first quarter of 2015. Over the last four quarters, 27,300 LIHTC and other affordable housing units were completed (approximately 10% of total apartment completions).

Erika DeRoberts Joins Coldwell Banker Caine

Coldwell Banker Caine hired Erika DeRoberts as the company’s Project Executive and Director of Developer Relations, effective today. She comes to Coldwell Banker Caine from serving as Branch Leader and Broker-in-Charge for another real estate company in the Upstate.
“I chose Coldwell Banker Caine for the company’s strength in leadership, the depth of its Upstate roots, the support and genuine care they have for those they serve, the reputation of being elite and first-class real estate professionals, and our shared vision, passion and drive to be the best,” DeRoberts stated.
As new home construction is experiencing pent-up demand and growth, the strategic partnerships between Coldwell Banker Caine and residential developers and builders are increasingly valuable.  Erika’s experience with new home community positioning, creative marketing and impressive sales results will help guide the success of these projects,” explained Stephen Edgerton, President and Chief Executive Officer of Coldwell Banker Caine.
In the role of Project Executive and Director of Developer Relations, DeRoberts will oversee the marketing and communications strategy for new construction projects and serve as a primary liaison with the developers in the Upstate in which Coldwell Banker Caine serves as the sales and marketing partner.
DeRoberts began her real estate career in 2005, working for a national builder in onsite sales.  She achieved Rookie of the Year by selling 26 town homes in her first five months and was awarded Salesperson of the Year the following year.  DeRoberts began training salespeople specializing in new homes and found her calling for helping others succeed.  Her real estate career beats to this drum:  Serve, edify and help others achieve their very best.
In 2010, DeRoberts was awarded Homefinder.com National Rookie of the Year for assisting Upstate S.C. agents with their business and marketing plans, focusing on digital and online advertising.  As a branch leader and broker-in-charge for another Upstate real estate company, she grew her offices from 13 to 39 agents.  With individual support and training, the offices achieved significant growth.  She was awarded the Pride and Purpose and Rising Star awards in 2014.
After earning a Bachelors of Arts in Anthropology from Universidad de las Americas, in Cholula, Mexico, DeRoberts lived all over the United States, including Oklahoma, Illinois, Florida, Michigan, North Carolina. DeRoberts has called the Upstate home since 1998.

New Home Sales Rise 5.7 Percent in August

 Sales of newly built, single-family homes rose 5.7% housearrowto a seasonally adjusted annual rate of 552,000 units in August from an upwardly revised July reading, according to newly released data from HUD and the U.S. Census Bureau.
“We continue to hear from our members that more serious home buyers are returning to the market,” said Tom Woods, chairman of the National Association of Home Builders (NAHB) and a home builder from Blue Springs, Mo. “Builders are gradually adding inventory to meet future demand as they handle shortages of lots and labor.”
Regionally, the Northeast, South and West posted respective gains of 24.1 percent, 7.4 percent and 5.4 percent. The Midwest registered a 9.1 percent decline. The inventory of new homes for sale was 216,000 units in August. This is a 4.7-month supply at the current sales pace.
“Today’s report indicates the release of pent-up housing demand as the overall economy strengthens, consumer confidence grows and mortgage interest rates remain low,” said NAHB Chief Economist David Crowe. “The housing market should continue to move forward at a modest but more persistent pace throughout the rest of 2015.”

The Ground Hog may have predicted 6 more weeks of winter but at Tuesday's annual Housing Market Forecast Luncheon predictions were more favorable.


Your HBA, SMC of the Upstate, Greater Greenville Association of Realtors (GGAR), and Upstate Mortgage Lenders Association (affiliate of MBAC) held The Housing Market Forecast Luncheon at TD Convention Center on Tuesday, February 3rd featuring Dr. David Crowe, Chief Economist for NAHB. Dr Crowe brought some very valuable information catering to our unique and growing area. Including this: Crowe predicted that single-family housing starts in the Greenville metro area would grow 17 percent this year, to 3,392. Crowe also mentioned that while Greenville's housing market still isn't back to normal following the Great Recession, it should get there over the next two years.

Dr. David Crowe is Chief Economist and Senior Vice President at the National Association of Home Builders (NAHB). Dr. Crowe is responsible for NAHB's forecast of housing and economic trends, survey research and analysis of the home building industry and consumer preferences as well as micro economic analysis of government policies that affect housing.
