Your HBA membership saved you $29,853*

*Estimated savings per licensed South Carolina builder as a result of direct efforts of the Home Builders Association of South Carolina

Why should you continue to support your Home Builders Association? Because in 2015, the Home Builders Association of South Carolina worked diligently to advance the issues most important to HBA members. Your Home Builders Association was actively engaged in more than 100 bills during the first year of the 2015-16 legislative session to promote and protect the vital work of Home Builders, Remodelers, land developers, light commercial contractors, and other professionals across South Carolina. Our efforts included:
  • Successfully opposing mandated residential fire sprinklers in the building code: more than $180 million in annual savings.
  • Passed a budget proviso for state-specific high wind and seismic zone mapping: more than $150 million in annual savings.
  • Supported legislation to prevent enforcement of erroneous building code section requiring fireproofing of floor joists in crawlspaces: more than $25 million in annual savings.
  • These items, along with other legislative and regulatory issues like health and unemployment insurance, local government policies, septic tanks, and building codes, created a total savings of more than $355 million for 2015 alone!
Your Home Builders Association influences government on all levels. Our goal is to protect affordable housing and to stop needless regulatory costs, which ultimately trickles down and affects everyone who works in the home.

If you know someone who makes their living in the construction and real estate development industry, but is not a member, tell them about these results and ask them why they are not a member. It Pays to Be a Member

Your Home Builders Association exists to serve its members.

Fighting for housing on major policy issues, providing excellent educational programming, and creating outstanding networking opportunities are just some of the ways that your Home Builders Association fulfills that mandate.

In 2014, our actions on the legislative, codes, regulatory and legal fronts, as well as in other arenas, provided members an estimated savings of $6,882 per housing start as the association resolved numerous issues affecting home builders.

Profile of a member of the Home Builders Association

Your Home Builders Association conducts an annual census of its builder and associate members in order to better understand the composition and characteristics of its membership. The census collects company as well as demographic information. This blog entry summarizes findings from the 2013 Builder member census, with a more extensive article available here. A later entry will summarize findings from the 2013 Associate member census.

Over half of builder members in 2013 were single-family builders (58%), and about a quarter were residential remodelers (24%). Far smaller shares were involved with multifamily building or commercial remodeling (5% each), and commercial building or land development (4% each). Less than half of 1% were manufacturers of modular/panelized/log homes.


About half of builder members had 4 or fewer employees in 2013 (54%). The median number of employees was 4 and the average 11. Only 3 percent of builder members reported having 50 employees or more.


In 2013, builders started an average of 43 units (up from 30 units in 2012), while the median number of units started rose to 5 (from 4 in 2012). The majority (60%) of builders started between 1 and 10 units, while only 8% started 100 units or more. Median revenue among builder members rose to $1.8 million in 2013, a 65% increase compared to 2012. From 2008 to 2011, builders’ median revenue remained largely unchanged at around $900,000.

The median builder is 56 years old; the vast majority are male (93%), White (97%), and non-Hispanic/Latino (98%).

How to get the most from your HBA Membership

Membership in the HBA of Greenville is a great tool for both networking with in the industry and to consumers. With the Southern Home and Garden Show, event sponsorship opportunities getting you front and center of your target audience, and networking opportunities to meet others in the industry- creating word of mouth for your company and services is easy right? While all of this is GREAT how can you get the most from your membership and see results? It may seem like an easy answer but like most things in life " you get what you put in". Involvement is key and keeps your business and services on the forefront of every ones mind from staff, to HBA board members, and even right here on our blog or facebook page.
So, while every one is busy these days here are a few things that you can do from the comfort of your office to help get the most out of your membership.
1) Make sure that your listing is correct on our website and in our database- Name of business and business activities (you can have up to 3)
* This helps consumers and staff make sure that the services you provide pull up correctly on the website and database when looking for say a realtor, remodeler of historic homes, etc.

2) Create a website or facebook page and make sure that it is listed with us.

3) Check out the discounts offered by visiting our website HBA of Greenville there are some great discounts available. 

4) Check out our Wednesday Webinars through NAHB, these are a great way to stay informed on what is happening in the Building industry and the best part is you don't have to leave your office to learn something new.

So while involvement is a big part of membership and a great way to see results there are other ways to make sure that your membership is working for you.

The connection between referrals and your HBA of Greenville

With 2013 here it is a fresh start to a new year and with that comes reevaluations of our budgets, our time, and our commitments. So, you may ask yourself what should I put more into to reap more for my company. The answer is - your HBA of Greenville! Seriously, did you know that there are many consumers and contractors that call or email the HBA every week asking for referrals?

Case-in-point, today we had a call from a consumer looking for a stair contractor.  We got to work finding all the stair companies in our membership; there are four.  But only one popped immediately into the mind of the staff member handling the consumer request.  That one stair contractor rolled off the tongue oh- so- quickly because they are visible in the HBA, not as a Board Member or because they sponsor our programs, but because they attend events and are SEEN, making it easy for staff and other members to remember their company name, owners names, and their faces. For the other stair companies we looked you up and sent your business contact information to the consumer as well, but we sure would like to get to know you better.

So as you plan your year and your commitments, please make sure that you take the time to reap the benefits of your investment in your HBA. There are many opportunities to serve on a committee, sponsor an event, or just attend an event.

NAHB accomplishments result in $5.7 billion in revenue and savings for members

Ever wonder about the value of your membership in your Home Builders Association?  According to NAHB, the number you are looking for is $5.7 billion.

NAHB Advocacy identified 14 accomplishments that could be evaluated in terms of additions to members’ revenues or reductions in members’ costs.  These accomplishments include Congressional enactment of higher FHA loan limits, defeat of proposed EPA stormwater regulations, and federation victories connected to building code requirements. Many other actions that deferred, deterred or eliminated negative actions on members’ business were reviewed but only those with specific and identifiable outcomes were evaluated. 

NAHB Economics and Housing Policy estimated the impact of the individual accomplishments using data supplied by federal agencies, from NAHB past research or from estimates of impact originally used to support NAHB policy. For actions that affected future production, NAHB’s forecasts for single-family and multifamily production and single-family new home sales were used as a base. For actions affecting workers, NANB’s estimate of 1.5 construction workers per single-family home and 0.5 construction workers per multifamily home were used.

Holding Together

When one of our builder members was asked why he was a part of the HBA, he answered with this analogy:

“I always liked the story of the father giving his son a stick saying ‘Try to break it,’ and he did. Then he gave him ten sticks with a string around them. The father said, ‘Now try to break them.’ The son tried but he could not, and this is the way our association works. As one we are not very strong, but as many we hold together, even in tough times.”

How true this is, and each of us can be grateful that we are a part of a bigger group that exists to represent our needs and fight for our work and industry. Builders, remodelers, flooring providers, electrical contractors, insurance agencies – we all benefit from the stronger voice that our association brings to the table, whether it be with greater buying power to give us valuable discounts or greater political power to give us favorable regulations. But do you realize that most of our association is made up of associate members, not builders?

Our associates – vendors, subcontractors, and supporting businesses – comprise 2/3 of our association membership. The HBA would not be nearly as strong without the membership and support of these companies. Many of them join because they hope that by being members and getting involved, they can earn the respect, relationship, and ideally business partnership with our builders and other members. I am writing now to remind all of us of the importance of honoring their commitment to our industry and association by doing business with a member when possible.

I know that competition is fierce right now, and we make our business decisions based on what’s best for our customers and our bottom line. Many of us are loyal to trade partners that we’ve been with for years, and that is commendable. But where do you look when you’re ready to consider selecting a new subcontractor or vendor? I hope that you – like many of our builders – choose to peruse our HBA Member Directory first. After all, that is the list of companies who have made a significant investment in your industry, in their professional development, and in your business.

HBA members provide each of our companies with part of the string that ties us all together, making us unbreakable when by ourselves we could be snapped much more easily. That is why I’m grateful for every one of our members who have made or will make that investment in the HBA this year. Their dues, if even in a small way, help to all of us to stand with strength against whatever forces may strike.

Builders, it is vital for the survival and sake of our association that we give our fellow members the chance to earn our business by taking the time to occasionally come out to events, meet with them and your peers, and use the Directory as your buying guide. I have enjoyed building many new relationships with associate members over my years as a volunteer leader in the HBA, and my business is more enriched because of it.

Associates, a word to the wise about making the most of your opportunities: come out to events, get to know your fellow members and builders, but remember that, especially around here, it’s all about the relationship. Please, don’t try to sell every builder you meet on your product or service at each function; instead, build a professional friendship with them, and show your support by making yourself a regular presence in their industry circle. Not only will you gain new allies, but you will likely be at the top of their minds when they’re looking for someone who provides your services.

And for all of us, let’s just remember that what we get out of our membership is what we put into it. Being a HBA member doesn’t obligate you to come to every event and be involved in committees and councils, but you may likely find it to be much more rewarding – professionally and personally - if you do use your membership to forge new connections at our events and committee activities. Because those connections make for a stronger membership base, a stronger membership base makes for a stronger association, and a stronger association makes for a stronger industry!

To Whom are You Giving Your Business?

Most of our member’s businesses, and that probably includes yours, are struggling during this down economic cycle. They are working harder than ever and some have been forced to think outside the box and develop new markets as old market opportunities disappear. We are all looking for new customers. If it’s any comfort, we know we’re not alone but it should also remind us to think of the other people that are in the same situation. A new contract or the next sale could influence the future of their business too.

Imagine if all 500 of our members agreed that they would buy only from other HBA members. It seems to me that it would create instant prosperity for us all. Whether you need a new deck, a roof, a vehicle, home remodel, car insurance, or a new driveway, it’s all in your Membership Directory. And it would mean more business for you too.

We’ve tossed around the “Do business with members” catch phrase long enough. Today there is every reason to give your business to a member. Take a look at your vendor list and move your business from non-members to members. Look in your Membership Directory before you give your business away. Your business could depend on it.

That is the estimated savings for each home built in South Carolina due to the efforts of the Government Affairs Team of the HBA of South Carolina during the 2010 legislative session.

The Home Builders Association influences government on all levels. Our goal is to protect affordable housing and needless regulatory costs, which ultimately trickles down and effects everyone who works in the home building industry. Below are just a
few of the bills we influenced:

Fire Sprinkler Bill. Stopped the passage of the fire sprinkler bill, which would have mandated the installation of fire sprinklers in all new homes built beginning in 2011.
Annual Benefit: More than $100 million

Permit Extension Bill. Passed the permit extension bill, which prevents the wholesale abandonment of already-approved projects
by extending the term of the permits for a set period of time as the economy improves.
Annual Benefit: $15 million

Home Buyer Tax Credit. Supported the home buyer tax credit bill, which helped to reduce housing inventories, stabilize home values, and increased housing demand.
Annual Benefit: $146 million

The estimated savings for each home built in South Carolina due to the efforts of the government affairs team during the 2010 legislative session: $20,470

SCHBSIF Can Now Write for Non-Residential Accounts!


The South Carolina Home Builders Self Insurers Fund (SCHBSIF) announced this week that it has begun writing Workers’ Compensation policies for non-residential accounts.

SCHBSIF is an exclusive member benefit of the Home Builders Association of South Carolina. Members of the HBA of Greenville are eligible to purchase Workers' Compensation Insurance from SCHBSIF. The SIF was organized in 1995 and its mission is to provide stable, affordable Workers' Compensation Insurance to members of the Home Builders Association.

Policies now being written include commercial general contractors and subcontractors who are engaged in new construction, upfitting, or renovations of non-residential projects. SCHBSIF is now able to provide coverage to entities whose exposures are 100% commercial and who perform on-site work at heights of 3 stories or less. Risks that fall outside this scope may be considered on an individual basis.

SCHBSIF also will consider businesses that provide services such as electrical or mechanical maintenance to industrial concerns like manufacturing facilities and governmental entities.

Membership in the Home Builders Association of South Carolina continues to be a requirement for participation in the SCHBSIF.

In addition, SCHBSIF has announced that it will be converting to a mutual insurance company in 2011. "Our target for conversion to mutual is July 1, 2011," said Andrew Woodham, SCHBSIF Marketing Director. "Conversion to mutual will create further opportunities for insurance products for HBA members."
